Fully controlled development along Industrial Corridor

Funds will be utilized to acquire land and develop housing projects and commercial projects along the Delhi Mumbai Industrial Corridor. Delhi Mumbai Industrial  corridor includes several regions which are seeing a lot of development and we are very bullish on these regions. After acquiring land, the construction will be done by contractors chosen through competitive bidding. At all times, the project will be completely controlled by the Fund. This will provide the maximum cost optimization given the Investment Manager’s extensive experience in developing real estate. Some projects may be executed through Joint Development/Joint Venture route where the Fund will obtain Development Rights by paying a deposit to the landowner.

Opportunistic acquisition

Given the recent drop in real estate prices and the consequent drop in owner expectations, many land parcels are available at distressed valuations. Under this component, funds will be utilized to acquire land and distressed projects on an opportunistic basis. These projects may include luxury projects as well and will be looked at on a case-to-case basis.

Lending

Depending on availability of surplus funds, a small portion of the Fund could be utilized to lend to other developers for short periods of time.

Un-invested funds

Un-invested portion of the Investible Funds may be invested in liquid mutual funds or bank deposits or other liquid assets of higher quality such as Treasury bills, CBLOs, Commercial Papers, Certificates of Deposits, etc. till deployment of funds as per the Investment Objective.
